The entrance of a cryptocurrency exchange into the SoHo neighborhood of New York City has been confirmed, as reported by Commercial Observer.

The San Francisco-headquartered dYdX has committed to a decade-long lease for office space spanning 21,400 square feet across the fifth to seventh floors at Zar Property NY‘s building at 38 Greene Street. The source privy to the transaction details mentioned that the square foot’s asking rent stood at $159.

dYdX, characterizing itself as an enterprise that offers a trading platform that is both “decentralized” and “democratized,” has announced recruitment for eight new roles for its New York office on its employment page.

Brett Harvey, who transitioned from Newmark to JLL, acted as the representative for dYdX in the leasing process. On the flip side, David Zar and Julian Zar managed the negotiations on behalf of the property owner from within their organization. Brett Harvey, having initiated the deal before his job transition to Newmark was complete, was not readily available for comments, while the Zar representatives chose not to release any statements.

The expansive triple-level office space retains original historical cast-iron details on its fifth floor, with recent building expansions encompassing the sixth and seventh floors, boasting a newly finished rooftop terrace as of September 2023, thanks to the architectural expertise of Workshop/APD.

The property’s other occupants include an outpost of the Fjällräven brand on the ground level, OpenWeb — a software provider focused on community engagement, and And.co which has undergone rebranding to Fiverr Workspace.
